The Golden Goose and the Economy of Real Estate Sales
Why the broker remains the catalyst in a landscape of industry bloat.

The image of pigs at a trough is a bit on the nose, isn't it? But it captures a sentiment currently vibrating through every high-end brokerage today. After thirty years in this business, I’ve seen cycles come and go, but we are standing in the middle of a genuine reckoning. Between the commission lawsuits, the structural shaking of NAR, and a consumer base looking at the entire apparatus with a skeptical eye, the curtain hasn’t just been pulled back; it’s been torn down.
The reality of what I call the "Parasitic Economy" in real estate is that the individual broker has become the most targeted consumer in the world. We are told that for a monthly subscription, a new lead-gen funnel, or a "proprietary" data tool, we can finally achieve the efficiency we’ve been promised. Yet, when you look at the settlement statements at the end of the year, you realize the industry has built a massive, multi-billion-dollar infrastructure designed to feast on a single event: the moment a broker wins the trust of a client.
We are the catalyst. Nothing happens until we take the call, walk the floor plan, and navigate the emotional and financial complexities of a luxury closing. We create the "krill" that feeds the whales—the portals, the associations, and the tech platforms that wouldn't have a single data point to sell if we didn't do the heavy lifting first. Even the trade news outlets have turned us into the product. We are met with paywalls at every turn just to read about our own industry—news created by us, about us, yet sold back to us as a premium "must-have." As independent contractors, we understand the need for a fee-based model, but the volume of entities standing with their hands out has become a caricature of itself.
The "professional fee" is being squeezed from both sides. On one side, the public is questioning the value of the traditional model because they’ve been told for years that "tech" does the work. On the other side, a thousand vendors stand at the trough. It’s even reached the world of coaching. I’ve always been a proponent of coaching and professional growth, but even that has gone over the top.
It begs the question: how can anything be special if everything is special? It simply can't all be game-changing.
This noise has even fractured how we list properties. We are currently locked in a debate over the Private vs. Public market—a tug-of-war between the efficiency of the MLS and the curated, albeit fragmented, world of private networks. While the industry bickers over where the data should live, the consumer is left wondering why finding a home has become a scavenger hunt across gated silos. Whether a listing is "private" or "public" should be a strategic decision for the seller’s benefit, not a weapon used in a brokerage turf war.
We’ve reached a point where social media is largely filler—a digital "show" that consumes hours of a broker's week but rarely moves the needle on a $3 million transaction. It’s vanity masquerading as strategy.
What does the consumer think? They think it’s messy. In the luxury sector, our clients are some of the most sophisticated minds in global business. They can smell inefficiency and "fluff" from a mile away. They don’t care about our CRM, our "gold-tier" coaching certificates, or our "global syndication" badges; they care about the execution of a strategy that protects their equity.
The reckoning is actually a gift. It’s stripping away the noise. The brokers who survive this won't be the ones with the most subscriptions or the loudest Instagram feed. They will be the ones who realize that they are the value, not the platforms they pay for. It is time to rethink being the "Golden Goose" for an industry that often adds more cost than it does clarity and value.
The spoke of the wheel is the relationship. That relationship is created by the broker who made the call and met the client.
