Headline-level numbers lie if you let them. Skim the September 2026 data for Puerto Vallarta, and the surface story seems clear enough: condo sales volume dropped 18%, and overall unit transactions fell 22%. It looks like a market cooling off. Look closer.

We just released our full September 2026 Puerto Vallarta Real Estate Report, and the raw data confirms what Rudy and I have been tracking on the ground all year. For anyone eyeing this market as an opportunity, the intelligence in this report cuts right through the noise.
Resale condos are having their strongest run of the year. Existing condo sales and dollar volume are both up 17% year-over-year, clearing at over 96% of list price in a clean median of six months. Buyers aren't hesitating on turnkey homes in established buildings where HOA reserves, assessment histories, and construction quality are already proven. They are paying for certainty.
The headline drop in condos is driven almost entirely by a struggling pre-construction segment. Pre-con closings have plummeted 57% in both units and volume, while median time on market blew past 460 days. Developers who built pro formas on speculative projections are facing real inventory overhang. Smart buyers have grown tired of waiting out multi-year construction timelines and paying aspirational prices when finished properties can generate immediate cash flow or lifestyle value today.
On the single-family side, houses are where genuine softness sits. Active inventory is up 14%, while sales counts drifted down 4%. Pricing hasn't collapsed—the median sale price sits flat at $415,000—but listings are taking longer to find a buyer, averaging 222 days on the market. It’s a classic buyer’s market for houses. The clear exception is the ultra-luxury corridor along the South Shore, where house sales nearly doubled, and average prices surged 27%. Capital at the top always finds its way to prime real estate.
Layer on the broader economic picture, and buyer sentiment makes complete sense. Airport arrivals at PVR are down 12% year-to-date, hit by airline route shifts and elevated fuel costs. Yet hotel occupancy stayed firm in the high-60s to 70s range. The final stretch of the Guadalajara highway opened, cutting the drive to 2.5 hours and pulling in a steady stream of domestic travelers straight to the coast.
For investors underwriting rental returns, the math requires discipline. Citywide short-term rental occupancy sits between 38% and 57%, so ignore the 60%+ projections on developer flyers and underwrite conservatively at 42% to 50%.
