Logan Square Chicago Real Estate 2026 | Hogan Zavala Group
Part of our Chicago Neighborhood Series — 10 communities where architecture, design & lifestyle define modern living.

In a city defined by its neighborhoods, few capture the pulse of transformation like Logan Square. What was once an enclave of stately boulevards and vintage greystones is now a canvas of reinvention — a place where history, design, and community are shaping one of Chicago’s most exciting evolutions.

As of May 11, 2026, Logan Square continues to set the pace for Chicago’s "boulevard life". The momentum we saw last year has solidified into a high-demand market where history and value intersect.
The 2026 Market by the Numbers:
Total Market Volume: Over $297 Million in properties have already found new owners this year.
Median Sold Price: Logan Square maintains a strong median price point of $830,000, reflecting its status as a premier destination for both vintage greystones and luxury new builds.
Market Velocity: The average property is under contract in just 38 days, showing that buyers are acting fast to secure their place in the 60647 zip code.
Active Inventory: With 60 active listings currently on the market at a median list price of $912,450, the neighborhood is seeing a sophisticated tier of inventory that continues to push the boundaries of "heritage luxury".
The velocity of the market is undeniable. For homes in the $600k–$800k range, the average time on market is significantly lower than the neighborhood average, with most properties moving in under 30 days. This rapid turnover underscores why Logan Square is the destination for buyers looking for immediate equity and a vibrant community.
A Neighborhood on the Move
The energy is visible from the moment you hit Milwaukee Avenue. The $27 million reconstruction project now underway is reimagining the corridor from Belmont to Logan Boulevard — introducing raised sidewalks, new bike lanes, modern bus stops, and a pedestrian-friendly plaza known as La Placita.

When it’s complete, the redesign will link local businesses, bike commuters, and residents in a way that feels distinctly urban yet unmistakably Logan Square — thoughtful, creative, and connected.
This kind of investment matters. For homeowners, it means future value; for residents, it means walkability and everyday life that feels a little more inspired.
Design-Forward Development
While many neighborhoods expand outward, Logan Square is building upward — carefully and with design intent.
New projects like 2240 N Milwaukee Avenue (a six-story mixed-use building with retail at street level) and 1805 N Campbell Avenue (21 modern residences just off The 606 Trail) signal a confident next chapter.
Meanwhile, the conversion of a historic building at Milwaukee and Fullerton into 62 new residences blends heritage architecture with today’s lifestyle expectations.
On the western edge, Encuentro Square has opened 89 family-sized units near the 606 trailhead, adding needed housing diversity and a sense of inclusive growth that strengthens the community fabric.
Together, these developments show how smart planning — not overbuilding — can elevate a neighborhood while preserving its soul.
Lifestyle in Motion
Logan Square's "cool factor" relies on its dining and bar scene, which changes fast.
A new wave of culinary and hospitality openings keeps the scene fresh. Diversey House, a collaboration between Moor’s Brewing Co. and Steep Ravine Brewing, has joined the craft-beer lineup. Radicle, an elevated seafood concept from the team behind Daisies, is now open on Milwaukee Avenue. Babe’s Sports Bar is one of the country’s first women’s sports-focused venues. Even Logan Square’s cocktail scene is earning national attention: Meadowlark landed on the “50 Best Bars in North America” list for 2025. And one that we all know and come back to time and time again, Lula Cafe.
For those who crave design, flavor, and a sense of place, few neighborhoods feel this alive.
Market Notes: The Value of Belonging
The Logan Square real estate market is highly competitive and can favor sellers due to strong demand and low inventory. For buyers, that means acting decisively when the right property appears. For sellers, it means positioning with precision — pricing, timing, and presentation aligned to stand out in a highly desirable market.
Our team has navigated these cycles for decades—experience, strategy, and timing matter — especially in neighborhoods like this.
Why We Keep Coming Back
After decades in Chicago real estate, we’ve learned to recognize momentum when we see it. Logan Square has it in abundance — the creativity of Wicker Park, the architecture of Bucktown, the warmth of Ravenswood — all in one evolving landscape.
Here, heritage architecture meets modern energy. Design is intentional. Community is layered. And the rhythm of the city feels both familiar and new. Logan Square’s architectural legacy is its strongest asset. We are seeing sustained interest in the luxury tier, with properties priced between $1M and $2M accounting for 73 closed sales already this year. Buyers aren't just looking for a home; they are investing in the historic continuity of Chicago's finest boulevards.
The pipeline for the remainder of 2026 remains robust. With 102 properties currently under contract—representing over $95 Million in pending volume—the transition from spring to summer is looking to be one of the most active in recent history. For those looking to buy, sell, or simply explore, Logan Square is not just a place to live — it’s a place to belong.
