In a city defined by its neighborhoods, few capture the pulse of transformation like Logan Square. What was once an enclave of stately boulevards and vintage greystones is now a canvas of reinvention — a place where history, design, and community are shaping one of Chicago’s most exciting evolutions.

Last year, we called it one of the coolest neighborhoods in the world. This year, Logan Square is proving it.

A Neighborhood on the Move

The energy is visible from the moment you hit Milwaukee Avenue. The $27 million reconstruction project now underway is reimagining the corridor from Belmont to Logan Boulevard — introducing raised sidewalks, new bike lanes, modern bus stops, and a pedestrian-friendly plaza known as La Placita.

When it’s complete, the redesign will link local businesses, bike commuters, and residents in a way that feels distinctly urban yet unmistakably Logan Square — thoughtful, creative, and connected.

This kind of investment matters. For homeowners, it means future value; for residents, it means walkability and everyday life that feels a little more inspired.

Design-Forward Development

While many neighborhoods expand outward, Logan Square is building upward — carefully and with design intent.

New projects like 2240 N Milwaukee Avenue (a six-story mixed-use building with retail at street level) and 1805 N Campbell Avenue (21 modern residences just off The 606 Trail) signal a confident next chapter.

Meanwhile, the conversion of a historic building at Milwaukee and Fullerton into 62 new residences blends heritage architecture with today’s lifestyle expectations.

On the western edge, Encuentro Square has opened 89 family-sized units near The 606 trailhead, adding needed housing diversity and a sense of inclusive growth that strengthens the community fabric.

Together, these developments show how smart planning — not overbuilding — can elevate a neighborhood while preserving its soul.

Lifestyle in Motion

Beyond construction cranes and city plans, what really defines Logan Square is the life you find at street level.

A new wave of culinary and hospitality openings keeps the scene fresh. Diversey House, a collaboration between Moor’s Brewing Co. and Steep Ravine Brewing, has joined the craft-beer lineup. Radicle, an elevated seafood concept from the team behind Daisies, opens soon on Milwaukee Avenue. And Babe’s Sports Bar — one of the country’s first women’s sports-focused venues — is set to open later this year.

Even Logan Square’s cocktail scene is earning national attention: Meadowlark landed on the “50 Best Bars in North America” list for 2025.

Market Notes: The Value of Belonging

The numbers tell their own story. Median home prices in Logan Square are hovering around $645,000, up more than 20 percent year-over-year, with price-per-square-foot averaging $350+. Inventory remains tight — a sign of confidence, not caution. The median sales price is $616,250, a 7.6% increase compared to last year.  The Logan Square real estate market is highly competitive and can favor sellers due to strong demand and low inventory. 

For buyers, that means acting decisively when the right property appears. For sellers, it means positioning with precision — pricing, timing, and presentation aligned to stand out in a highly desirable market.
